Looking for a leaky home inspection company?

With all the issues NZ is having with ‘dodgy’ built homes, you should always get any future home your buying in NZ checked by a leaky building inspection specialist… it could save your bank account from heading south!

When were leaky homes built?

Please understand that all homes will leak at some stage… it’s just that some will leak sooner then expected due to basic design flaws.

In particular, if the home you wish to purchase is buit in the 90′s, up until 2004, then get it checked by a building inspection company who is familiar with leaky homes and has the best moisture testing equipment possible. Getting a ‘thermal imaging leak detection’ building inspection is a good place to start.

Even some newer homes built after 2004 have untreated timber throughout the internal walls… so any shower leaks that have been gradually leaking for some years could have rotted the timber around the base of the shower… and these are the things you need to know before handing over the money.

On many occasions in new houses, we have discovered a leak on the back of showers simply because it wasn’t sealed where the mixture penetrates through the wall. Simple oversight, but potentially destructive.

If you take the correct building inspection steps before signing the dotted line, then you should be fine. Don’t listen to what the real estate agent tells you…  especially if they say “It’s relatively new, there shouldn’t be any problems with the house”. Ok, so they might be 95% correct with that statement… although a better way of putting would be “a newer home has a lower probability of having problems”, but we can 100% guarantee you we have found issues in ‘relatively new’ homes.

Getting a test for leaky building issues is a very wise move!
